Every building on our board had its first move-ins between 2024 and 2027. No renovations, no conversions, no older buildings with new names. You've already decided you want new. We help you choose between new buildings and price them honestly. Recommendation first, then the tradeoff, then the proof. ## How we get paid Communities pay the brokerage when you lease through us. Your rent is the same either way, and we never charge renters. During lease-up, specials can change by lunch. 3 ### Reviews you can't check Counts and star ratings that can't be produced on request don't help you decide. **So commission never touches our score or sort, every price carries a date and source, and we publish no rating we can't back up.** ## What we do, from shortlist to month 10 Eight stages. You tell us the move date and the commute; we handle the calls, the math and the paperwork checks. 1. 1 ### Shortlist We make the calls. We confirm the unit, the special, a written fee sheet and the electric provider. Same day during hours. 2. 2 ### Compare Year-two, 24-month and toll math, plus our top two and the tradeoff. 3. 3 ### Tours Up to four buildings in one routed afternoon, or a live video walk of the actual unit. 4. 4 ### Apply We pre-check income (base or effective rent) and documents before you pay any fee. 5. 5 ### Sign We read the concession and fee addenda and flag the minimum term and the §92.0135 flood notice. 6. 6 ### Move in Enroll an Oncor or TNMP plan, or start CoServ or GP&L. A utility letter of credit waives those deposits. TollTag first. 7. 7 ### Days 7 and 30 A written punch list, and a ledger check to make sure your special shows up. 8. 8 ### Month 10 A Renewal Check with current comps, so your renewal offer has context. Free. Your rent is the same either way. When something goes wrong (a special missing from the ledger, an undisclosed fee, a slipped move-in date), we take it up with the community in writing and report back.
