Why area matters more than the map shows
Same city, different bills
Electric can change inside one city. Lewisville has TNMP and CoServ addresses; Frisco has CoServ and Oncor.
Lower rent, longer drive
Northern effective rents fell 5 to 8% in Q2 2026 (Cushman & Wakefield). A DNT commute to downtown adds $297.78 a month.
Thin areas mislead
An area with one or two new buildings can't tell you much. We only build an area page with 3+ buildings.
So every area page shows electric, rail and tolls by address, and we compare areas on true monthly, not base rent.

Why are only some areas listed?
An area gets its own page once it has 3+ ground-up buildings and named coverage. More area pages are on the way; ask us about any area now.
Can I search across areas?
Yes. The New Build Board covers every area, and our shortlist can mix areas around your job.
Do you rank areas by schools or safety?
No. We report school district as a fact only, and we never use safety or crime language. We compare areas on price, commute and bills.
Can you guarantee a price or approval?
No. The community sets both, and we confirm them before you sign.
