Downtown at a glance

Downtown Dallas is the one area here where you can skip the tollway entirely. All four DART lines run through the core, and the tradeoff is usually parking and required fees, so we add both before you compare.

Where Downtown Dallas leases cost more than they look

Tower rent that grows a garage line and a fee sheet

The high-rise rent looks close to a northern building, then the lease adds a garage space and a stack of required fees.

Housing in the core is mostly high-rise towers and office conversions, like the 42-story Museum Tower, where parking usually sits in a separate garage charge.

We get the parking charge and the fee sheet in writing, add both to true monthly, and show a car-light option through our new apartments near transit search.

1

The right DART stop changes the building

All four lines run through the core, but West End, Akard, St. Paul and Pearl/Arts District sit blocks apart. The walk at your shift hours decides which tower works.

2

Fees stack on the base

Required fees at 12 board buildings ran $43 to $226.88 a month, median $141.50 (fee survey, Oct 25, 2026). Downtown is no exception.

3

A 2028 move needs the right term

Goldman Sachs moves to Victory Park in 2028. Sign the wrong term now and your renewal lands at the wrong time.

So we add parking and every required fee to true monthly, match the DART stop to your hours, and time your lease to your office move.

Getting around the core: DART rail, Woodall Rodgers and I-35E

Downtown is the hub of the DART system. The Red, Blue, Green and Orange lines all run through it, and West End Station puts Victory Park and the Main Street District a short walk or ride apart.

  • No tolls for core commutes: if you work downtown, in Victory Park or near the Medical District, you can skip the tollway. That alone can be worth hundreds a month next to a northern building with a DNT commute when you compare new apartments in Dallas on true monthly.
  • Driving: Woodall Rodgers Freeway runs past Klyde Warren Park and links the Central Expressway to I-35E. I-35E takes you south and north. We flag the 8 AM stretches that slow down.
  • Rail to the medical districts: the Green and Orange lines serve the Medical District side. If you work shifts, we check the walk from the station and the late-night schedule.
  • Parking: many downtown high-rises charge for a garage space. We add it to your true monthly so it doesn't surprise you after you sign.

If your office moves to Victory Park in 2028, we pick a building and a lease term that line up with the move.

New buildings in Victory Park, Main Street, Farmers Market and Deep Ellum

New construction downtown is mostly mid-rise and high-rise, spread across Victory Park, the Main Street District, the Farmers Market and Deep Ellum.

  • Electric: downtown buildings are on Oncor, so you choose your retail plan. We help you enroll before move-in.
  • Fees and parking: high-rise buildings tend to carry more required fee lines and a separate parking charge. We get both in writing before you apply.
  • Victory Park in 2028: Goldman Sachs plans to move 5,000+ employees to its Victory Park campus in 2028. Pre-leasing near the campus and lease timing both matter if you're part of that move.
  • Income-labeled buildings: some Dallas buildings reserve units through Dallas PFC or LIHTC programs. We list them with their labels and keep them out of market-rate medians.

School district is a fact we report, not a score. Downtown addresses are Dallas ISD, and we confirm it per address.

Downtown Dallas new apartments: FAQ

Do Downtown Dallas apartments let me pick an electric plan?

Yes. Downtown buildings are on Oncor, so you choose a retail plan on Power to Choose. We'll help you set it up before move-in.

When does Goldman Sachs move to Victory Park?

In 2028, with 5,000+ employees. We match your lease term to the move date, so your renewal doesn't land in the middle of it.

Which DART station should I live near?

Akard and St. Paul sit on the Main Street side, Pearl/Arts District serves the Arts District, and West End serves the historic district. We check the walk at the hours you actually ride.

Do high-rise towers charge for parking?

Many do, as a separate garage line on top of rent. We get the parking charge in writing and add it to your true monthly.

Do I need the tollway for a core commute?

No. Core commutes run on rail or the freeway loop of Woodall Rodgers, I-345, I-30 and I-35E. Next to a daily DNT commute from the north, that can be worth hundreds a month.

Are there income-restricted new apartments in the core?

Yes. Some buildings reserve units through Dallas PFC or LIHTC. We show the label and how to check eligibility, and we keep those units out of market-rate medians.

Can you guarantee a price or approval?

No. The community sets both, and we confirm them before you sign.
