1. Agreement

By using newapartmentsdallas.com or our services, you agree to these terms. New Dallas Apartment Team operates under Spirit Real Estate Group, LLC, a Texas Real Estate Commission licensed brokerage (TREC #562021).

2. Our services

We help renters find and compare ground-up new construction apartments on the Dallas side of DFW. Our services include:

  • New Construction Apartments: Map and cards for every ground-up building, with the real monthly price and the date we checked it.
  • Apartment Specials: Current specials with the term, end date, net effective and year-two price shown side by side.
  • Lease-Up Apartments: Buildings in lease-up, filtered by stage, with deal depth and build-complete status.
  • Opening Soon: Buildings in pre-leasing, matched to your lease end, with slip risk shown.
  • 55+ New Apartments: New 55+ and 62+ communities with real pricing, kept out of market-rate math.
  • New Apartments Near Work: Buildings matched to your job anchor by free-flow minutes and monthly toll cost.
  • New Apartments Near Transit: New buildings near DART and A-Train stations, with the rail chip on every card.
  • Moving to Dallas: Lease a new building remotely with a live video walk of the actual unit.

We also offer guides, calculators and a concierge process from shortlist to the month-10 Renewal Check.

3. Cost to renters

Our services are free to renters. Communities pay the brokerage when you lease through us. Your rent is the same either way.

4. Prices, specials and accuracy

Property prices and specials come from a feed we pull every morning. They can change at any time. Worked examples on our pages are labeled illustrations with their date. We confirm the unit, the special and the fees with the community before you sign, but we don't guarantee pricing or approval. The community sets both. If you spot an error, tell us; we log corrections within one business day.

5. Calculators and guides

Our calculators and guides are estimates and general information, not legal, tax or financial advice. Your lease and the community's written terms control.

6. Brokerage disclosures

Texas law requires us to provide the Information About Brokerage Services notice and the Consumer Protection Notice. If Spirit or anyone on the team has an affiliation with a listed community, we disclose it before your tour.

7. Fair housing

We follow the Fair Housing Act and the Texas Fair Housing Act. We do not steer by any protected class. See our fair housing statement.

8. Acceptable use

Don't misuse the site, scrape it in a way that harms its operation, or submit false information through our forms.

9. Intellectual property

Site content, including text, graphics, data compilations and the Dallas New Build Score method, belongs to New Dallas Apartment Team unless noted. Monthly report CSVs may be cited with attribution.

10. Limitation of liability

To the extent allowed by law, New Dallas Apartment Team and Spirit Real Estate Group, LLC are not liable for indirect or consequential damages from use of the site or reliance on prices that change after we publish them.

11. Changes

We may update these terms. The date at the top shows the latest version.
